The first phase of this eight-story 284 unit resort, located directly on the beach, consisted of investigating the windows, roofing, EIFS and interior demising walls in preparation to provide a full report to the owner.
The scope of phase two covered major repairs to the failing membrane roof system, replacement of the stucco panels with exterior gyp board and a standing ridge metal panel system on the roof. Because the resort remained fully operational at 80% capacity, these repairs needed to be carried out with great sensitivity to the hotel patrons.
The final phase was the total reconstruction of the roof and the replacement of all windows and cladding. This completed the two-year procession of projects which successfully remediated what was a complete failure of the entire building envelope.
